REAL ESTATE ENTREPRENEURS UP THEIR MARKETING STRATEGIES

How are you rising to the challenge of this crushing recession on your sales?

by Karla Darocas

In every recession you can hear entrepreneurs reciting clichés like, “desperate times calls for desperate measures”, and “necessity is the mother of invention.” With these statements in mind, I was curious to discover if real estate entrepreneurs and deal makers from around the globe were putting their brains to work and stirring up the grey matter in order to devise with more innovative marketing tactics to win over buyers.

Recognizing the high level of marketing importance of a website in the real estate sales industry, Doreen Drew of Anthem Arizona (North of Phoenix) has been busy working on her site.

“I've re-worked my site's home page to attract a more international buyer, especially from Canada and Mexico,” explains Doreen.

So I visited – www.DaisyMountainRealEstate.com – and took a look at her website. Sure enough, this entrepreneur has posted her intentions to do business with the Canadians and the Mexicans. It’s a bold move and it just might open a couple of new doors in the process.

I had an insightful chat with an international broker and deal maker - David L. Musk of Omaha, Nebraska. While in Omaha, David is breaking sales records and building big successes in the commercial mortgage sector via his enterprise - Pavilion Commercial Group, L.L.C.. (www.pavilioncapitalgroup.com/davemusk) David also likes to conduct his Internet marketing from his resort home in Funchal, Madeira in Portugal: a lovely spot of the world where for the past 11 years from mid-December to mid-April, Mr. Musk hangs his hat!

“I do business internationally using the Internet,” admits David. “I do lot's of social networking, many blogs, Facebook, LinkedIn, Plaxo, etc. I am responding to trade magazine requests for data or interviews, joining professional organizations, and the list goes on.”

Tom Cryer from Greenwood Village, Colorado has a nice and friendly website, but he is also striking deals with his local newspaper to bring in the clients. (http://tomcryer.denverrealestate.com)

“Our marketing department negotiated with the Denver Post,” explain Tom. “When we run our Sunday ads, every property will show up in Saturday’s classified with our logo and the property address, etc. at no additional charge.”

On the other side of the globe, Aydin Yelin is trying to sell holiday properties in Bodrum, Turkey – a prominent tourist destination for Turkey’s tourism industry commented that, “Unfortunately, I do neither have time nor budget to make creative advertizing. But, guerilla marketing really works if you can follow up the list of prospective customers effectively. (www.yelingayrimenkul.com ).

And then there are agents like Cynthia Burgess, who works out of the Royal LePage Real Estate office in Toronto, Ontario and has been the real estate game for 29 years and has already admittedly been through a recession or two, says that her marketing efforts have not changed much.

“Since I work almost exclusively on referrals and repeat business, I am most fortunate,” declares Cynthia.
